What Decides the Cost of Building a House

A single rate per square foot hides the real drivers. These are the factors that move your budget up or down.

No single number fits every house. The cost of building depends on choices you control and a few you do not. Understanding the main factors helps you plan a realistic budget and compare estimates fairly.

Design and size

Compact, simple forms are generally cheaper to build than houses with many floors, irregular shapes, large spans or projecting sections. Every extra complexity adds material, labour and time.

Site and soil conditions

The nature of the soil influences foundation design. Sloping plots, limited access for vehicles and restricted working space can all add to the work required.

Materials

Cement, steel, bricks or blocks, and other structural materials affect both cost and durability. Ask for the specification in writing so that two estimates are based on the same quality.

Finishes and fittings

Flooring, tiles, sanitaryware, kitchens, lighting, doors and windows are usually the biggest source of difference between two houses of the same size. Deciding finishes early gives a more reliable estimate.

Electrical and plumbing

The number of points, the electrical load and the plumbing layout all influence cost. Planning these with the design avoids expensive changes after walls are built.

Location and timing

Labour and material rates differ between cities and change over time. Local approval requirements and fees also vary.

How to plan a realistic budget

  1. Set a total range you can afford, including finishes and interiors.
  2. Ask for an itemised estimate with a written scope.
  3. Compare estimates on the same scope and material specification.
  4. Keep a reserve for changes and unforeseen items.
  5. Decide major finishes before construction starts.
