GuideRenovation
Renovate or Rebuild? How to Decide
Both routes can give you the home you want. These questions point to the right choice for your house.
When an older house no longer suits you, the choice is usually between renovating it and rebuilding from scratch. The right answer depends on the condition of the structure, how well the layout works, and what the rules allow on your plot.
Start with the structure
Look at the foundation, columns, beams and slabs. Wide or growing cracks, persistent dampness, exposed or corroded steel and sagging floors or ceilings should be assessed by a qualified structural engineer before any decision is made. A sound structure makes renovation a realistic option.
Look at the layout
If the rooms are in the right places and mainly need updating, renovation can modernise them. If the layout fundamentally does not work for your family, for example poor light, awkward circulation or too few rooms, rebuilding may serve you better.
Compare cost and time
When the structure is sound, renovation often takes less time and can cost less than a new build. Be aware that opening walls and floors can reveal hidden problems that change the scope. A rebuild gives you a clean slate but involves design, approvals and a full construction cycle.
Think about where you will live
Major renovation can be disruptive. Consider whether you can stay in the house during the work or need alternative accommodation.
Check what the rules allow
If you want an extra floor or a larger footprint, find out what local regulations permit on your plot before committing to either route.
