How to Plan Your House Construction, Step by Step

From the empty plot to the keys: the order a well-run house build usually follows, and what to decide at each step.

Building a house involves hundreds of decisions, and most problems come from making them in the wrong order. This guide walks through the sequence a well-organised residential project usually follows, so you know what to settle first and what can wait.

1. Start with your requirements and budget

Write down who will live in the house, how many bedrooms and bathrooms you need, and whether you want parking, a home office, a prayer room or space for elderly family members. Then decide the budget range you are comfortable with. Doing this before you meet designers keeps every later choice grounded.

2. Understand your plot

The size, shape, orientation and access of your plot decide what can be built on it. Check ownership documents and boundaries, and find out what local rules say about setbacks, height and permitted use. These rules differ between cities and local authorities, so confirm them with the relevant office or a qualified professional before the design is finalised.

3. Get a design that fits how you live

A good layout starts with daily movement: kitchen to dining, bedrooms to bathrooms, entrance to parking. Ask to see floor plans before elevations and test them against your routine. Think about natural light and ventilation early, because they are hard to fix once walls are up.

4. Agree a written scope and estimate

Before work starts, ask for a written scope that lists what is included, the materials and fittings specified, and how the cost was worked out. A clear estimate and material plan prevent most disputes later. If you want to understand what drives the number, read our guide on what decides the cost of building a house.

5. Build in stages

A typical sequence looks like this:

  1. Excavation and foundation
  2. Structure: columns, beams, slabs, walls and masonry
  3. Services: electrical, plumbing and essential infrastructure
  4. Finishing: flooring, painting, doors, windows, fittings and interiors
  5. Final inspection
  6. Handover

Each stage should be checked before the next one begins, because services and finishes cover earlier work. You can see how we organise these stages on our process timeline.

6. Inspect before handover

Walk through every room with a checklist: floor levels, cracks, leakage, switches, taps, doors, windows and paint finish. List anything that needs correcting and agree a date for it before you accept possession.

7. Plan for life after handover

A home needs routine care. Decide who will handle repairs, painting and waterproofing, and keep the drawings and material details together for future reference. Our home maintenance checklist is a good place to start.
