Turnkey Home Construction: What It Means and What to Check
One contract from design to handover. What turnkey construction usually covers, and where the details matter.
"Turnkey" means one company takes responsibility for delivering a finished home that is ready to move into, instead of the owner coordinating each trade separately. The idea is simple. The details of what is included are where homeowners should look closely.
What a turnkey contract usually covers
- Planning and house design
- Civil and structural work, including foundation, brickwork and RCC
- Electrical and plumbing work
- Flooring, doors and windows
- Painting and finishing
- In many cases kitchens, bathrooms, lighting and interior work
- Final inspection and handover
Exact inclusions vary from company to company, so the written scope matters more than the label on the contract.
Turnkey versus managing contractors yourself
| Aspect | One company, complete contract | Separate trades |
|---|---|---|
| Coordination | Handled by the contractor | Handled by you |
| Responsibility | One point of accountability | Split between trades |
| Scheduling | Planned within one project | You sequence each trade |
| Your time | Less day-to-day involvement | More day-to-day involvement |
The trade-off is that you rely on one company's quality and communication, so check both before you choose.
What to confirm in writing
- The scope of work, including what is not included
- Material specifications, and whether you can approve them
- A payment schedule linked to completed stages
- The expected timeline and how delays are handled
- Who supervises the site and how you will receive updates
- How changes are priced and approved
- What support is available after handover
Common mistakes
Vague wording such as "as per requirement" leaves room for disagreement. Large advance payments before work begins reduce your leverage. Changes agreed verbally and never recorded are a frequent source of disputes. For more questions worth asking, see our list of questions to ask before hiring a residential contractor.
